THE SHORT ANSWER

The next Phoenix Property Meet is on Thursday 12 November 2026 at the Dickens Inn, St Katharine’s Dock, London. Doors open at 9:30am, the day runs from 10am to 4pm, and tickets are £99. First speaker confirmed: Rob Stewart, former RAF fast-jet pilot and founder of Sentinel, with Beyond Buy-to-Let: Why Judgement Is the Only Edge Left in Property.

Who’s speaking?

Rob Stewart, Sentinel. Rob flew fast jets for the RAF and trained the pilots who flew them, then spent two decades in property learning that the deals worth doing are never the obvious ones. His talk is Beyond Buy-to-Let: Why Judgement Is the Only Edge Left in Property.

The argument: buy-to-let isn’t dead, but the borrow, buy and wait model is. Anyone could run it, which is exactly why the returns went. The operators still winning aren’t working harder or taking bigger risks. They’re reading structure, regulation and supply to find value in the deals everyone else drives past. Rob calls those deals Property Unicorns, and no, they don’t come from luck or timing.

You’ll come away with:

  • Why buy-to-let stopped paying the moment it became easy
  • How value gets created without refurbishment, appreciation or timing the market
  • The difference between owning an asset and controlling an outcome
  • Why judgement, not capital, is now the scarce resource in property
  • How the best operators are starting to put that judgement into software

It isn’t a how-to session, more a shift in how you read the game. At the end Rob shows Sentinel, the AI co-investor he built to close the judgement gap, and how to try it yourself. Read Rob’s full profile.

Three more speakers are still to be announced. Watch this space, or better still, buy the ticket and find out on the day.
